The Cost of Waiting: Why Delaying Small Repairs Can Lead to Bigger Expenses

We regularly see situations where a relatively simple repair has been left unattended, only for it to develop into something that requires more time, labour and money to fix.

Think about a leaking tap. What starts as a small plumbing issue can eventually cause damage to cabinetry, flooring or surrounding walls if it’s left long enough.

Or cracked grout in a bathroom. It might look like a cosmetic issue, but once moisture starts getting where it shouldn’t, you can end up with water damage, mould or deterioration behind the tiles.

Then there are gutters. A loose or blocked gutter might not seem like a priority, particularly if everything appears to be functioning normally. But during Perth’s heavier winter rainfall, that small issue can quickly turn into overflowing water, damage to eaves or walls, and costly repairs.

The common thread? The earlier the issue is identified and addressed, the easier it is to manage.

Maintenance is about protecting your investment

It’s easy to look at maintenance as an expense, but we see it differently.

Good maintenance is part of protecting the value of your property.

A well-maintained home is more appealing to tenants, helps reduce the likelihood of unexpected major repairs and can contribute to a better long-term return on your investment.

It also helps create a better experience for your tenants. When tenants know that maintenance concerns are listened to and dealt with promptly, it builds trust and encourages them to communicate issues before they have a chance to become something more serious.

What we look out for

This is where having a proactive property management team can make a real difference.

At Yard, our Property Managers are constantly looking for the little things that can become bigger issues. Routine inspections give us the opportunity to identify maintenance concerns early, while regular communication with tenants helps us stay across anything that may arise between inspections.

Some of the things we keep an eye out for include:

  • Leaking taps or toilets
  • Cracked or deteriorating grout and silicone
  • Water staining or signs of moisture
  • Blocked or damaged gutters and downpipes
  • Small roof or ceiling leaks
  • Cracked tiles
  • Damaged seals around windows and doors
  • Early signs of mould or damp
  • Garden or drainage issues

Not every issue needs an immediate major repair, but identifying it early gives the owner the opportunity to make an informed decision before the problem escalates.

The long-term view

As an investor, it can be tempting to look at a maintenance request and think, “Can this wait until next year?”

Sometimes it can.

But sometimes spending a few hundred dollars today can prevent a repair costing thousands later.

That’s why we believe good property management is about more than collecting rent and organising repairs when something goes wrong. It’s about being proactive, keeping an eye on the property and helping owners make informed decisions about where their money is best spent.

Our take

Owning an investment property is a long-term game and protecting the asset along the way is just as important as maximising the rental return.

Small repairs might not always feel urgent, but they rarely get cheaper by waiting.

At Yard, we take a proactive approach to property management because we know that looking after the little things today can help protect your investment tomorrow.

If you’re an investor and would like to chat about how your property is being maintained, or you’re considering a change in property management, we’d love to hear from you.
