Stamp Duty Changes Now in Effect

Big changes have just come into effect that could save first home buyers thousands of dollars.

As of 21 May 2025, new stamp duty thresholds announced by the WA Government are now live, giving first home buyers a much-needed boost in an increasingly competitive property market.

This means if you’re a first home buyer, you could put more money into your deposit—or your new home itself—instead of paying it in tax.

Here’s what’s changed:

No stamp duty on homes up to $500,000 (previously $450,000)
Discounted rates apply for homes up to $700,000 in the metro/Peel region and $750,000 in regional WA
Vacant land threshold lifted to $350,000 (from $300,000)
