Moving house is exciting, but let’s be honest, it can also be stressful. Between packing boxes, organising movers and settling into your new home, the final clean of your rental property can easily become an afterthought.

However, vacate cleaning is one of the most common reasons bond returns are delayed. The good news? With a little preparation and the right approach, you can avoid most issues and make the process smooth for everyone involved.

Our Property Management team has shared some of the most common challenges they see during vacates, along with simple tips to help ensure a seamless move and a prompt bond return.

Why vacate cleaning matters

At the end of a tenancy, the property needs to be returned in a similar condition to when you moved in, taking fair wear and tear into account. To assess this, property managers compare the condition of the home to the Property Condition Report (PCR) that was completed at the start of the tenancy.

When items are missed during the final clean, property managers are required to photograph and document the issues and sometimes organise a follow-up inspection, which can delay the bond process.

The goal isn’t to make things difficult, it’s simply to ensure the property is ready for the next residents.

The most common vacate cleaning oversights

Over the years, our team has noticed a few areas that are frequently overlooked during vacates.

1. Small details that make a big difference

Often the main surfaces are cleaned, but smaller items are forgotten, such as:

  • Inside cupboards and drawers

  • Skirting boards and light switches

  • Window tracks and sliding door runners

  • Rangehood filters

  • Inside the oven and dishwasher

These areas may seem minor, but they’re some of the first things checked during a final inspection.

2. Outdoor areas

Gardens, courtyards and balconies are sometimes missed during the moving process. This may include:

  • Removing weeds

  • Sweeping patios or balconies

  • Clearing leaves and debris

  • Emptying outdoor bins

3. Trades not completed before key return

If carpet cleaning, pest treatments or professional cleaning is required under your lease, these should be completed before keys are returned, with receipts provided where applicable.

Helpful tips for a smooth vacate

The best vacates are the ones that are planned ahead. Here are a few practical tips that can make a big difference.

1. Start preparing early

Moving always takes longer than expected. Our property managers recommend allowing at least a week between moving out of one property and into another where possible. This gives you time to clean properly and organise any required trades.

2. Refer back to your Property Condition Report

Your Entry Property Condition Report is your best guide when preparing to vacate. It shows the original condition of the home and is what your final inspection will be compared against.

3. Use the vacate checklist

Most agencies (including ours) provide a vacate checklist. It’s designed to help tenants remember the areas that are commonly overlooked and can save you time needing to return later.

4. Book cleaners and trades in advance

Professional cleaners and carpet cleaners can book out quickly — particularly at the end of the month when many leases end. Scheduling these early helps avoid last-minute stress.

5. Do a final walkthrough

After your cleaners or trades have finished, it’s always a good idea to return to the property and check everything yourself before handing back the keys. This quick step can prevent small issues that may delay the final inspection.
